So I’m extremely new to smoking, and I just purchased an Ironwood 650. I did a pork shoulder, and planned on doing ribs next, but I couldn’t help myself when I saw a brisket “roast” on sale. A small 4 or 5 section of flat with a small portion of the point on the end. Can I follow the same recipe guide for a full packer brisket. Obviously it probably won’t take me as long to hit temps, but is there anything I should be mindful of when doing a smaller cut? Thanks!

Like most 90's kids, I have incredible memories of playing Madden as a kid and adult. I've definitely been pissed by EA gutting the Franchise mode, but at least purchased every other year or when it was on sale and made it work and still enjoyed it. Last month I lost a year 21 franchise on Madden 23. It just errored out after finishing a game and won't load.
Learned my lesson, spent time building a new "better" franchise and saved a separate backup file after every 2 years, saved it as a completely different name. Madden errored out exiting a game in year 15 and won't load. My backup, saved three days previously also won't load.
What the actual hell. I'm done with this shit, done for good......
At least until pre-season sucks me back in.

My wife and I are looking to buy our first house in Virginia. We found one that we like, but we're hesitant to put in an offer due to two significant hangups: 1. It's an estate sale or something similar, which in this case means it'll cost a lot to make the house move-in ready (replace the roof, completely redo the detached above-garage apartment, replace HVAC, refinish flooring and paint interior, etc, to the tune of ~$90k according to one quote we received) and 2. One of the adult children (in her 50's maybe) of the deceased former homeowners is refusing to leave the already-mentioned detached apartment. She has no lease and missed her 90-day notice to vacate a week ago or so.
On the repairs, we would not waive the inspection, so assuming nothing big pops up we don't already know about, it just seems like a question of budgeting correctly.
On the "tenant" situation, our realtor said we could add stipulations into our offer such as EMD not being paid until she's out of the house. She's supposed to be forcibly evicted on 07 June if she doesn't leave before that. Our concern is what recourse we would have if she does get forcibly evicted but then comes back before the locks are changed or otherwise keeps bothering us. We don't know she would do that, but we're also not sure how much the police would care about a non-violent former resident bugging us.
With home inventory being so low and this house being pretty much exactly where we want to live, we hate to miss a shot at a house that we would want to live in (assuming we didn't have to deal with family drama from the previous homeowners). The children of the previous owners don't get along, so the offers are going before a judge for final decision.
Has anyone seen anything like this before? What would our options be if the "tenant" keeps bugging us?

I dodged a bullet this weekend when I actually stopped to talk to the Sunrun rep at Costco. 24 hours later I'm getting pushed into a lease deal that I really wasn't interested in. I'd given Costco too much credit for their "seal of quality" and luckily found this group immediately after the sales rep disclosed that we would be leasing for 25 years.

The steel plug is more of a press fit and the bronze a slip fit with some small machining defects, but doesn't affect the function in any way. These will fit any compact sized gen 5 Glock frame and they also fit the G45 and G47. They are threaded for an M4 bolt, which is included. Asking $60 shipped
G10 Rail Panels (NOT RAILSCALE BRAND) I have 9 "3 slot length" available, made by me. All panels are minidot style with bevels on the long sides. Each 3 slot panel comes with mlok hardware for $15 shipped EACH. Selling my Leica 28mm Elmarit V3 - I pretty much only take out my 35mm now so this one has to go. Comes with original box, caps, hood, and 46mm pro mist filter. It's quite a tight fit with the hood - basically hood goes on and then filter goes in, so there's some marks on the hood (pictured). Body in good condition with minor paint loss but nothing crazy. Glass pristine, no scratches or marks. Focus smooth across the range, aperture clicky. Looking for $900 net to me, includes USPS priority mail to CONUS. I take Paypal, Venmo, and Zelle, happy to do a discount for NYC pickup as well.
